Mortgage Rates Hit Record Lows for 3 Consecutive Weeks

What does this mean for buyers?

This is huge for homebuyers.  Those currently taking advantage of the increasing affordability that comes with historically low-interest rates are winning big.  According to Sam Khater, Chief Economist at Freddie Mac:

“The summer is heating up as record low mortgage rates continue to spur homebuyer demand.”

In addition, move.com notes:

“Summer home buying season is off to a roaring start. As buyers flooded into the market, realtor.com® monthly traffic hit an all-time high of 86 million unique users in June 2020, breaking May’s record of 85 million unique users. Realtor.com® daily traffic also hit its highest level ever of 7 million unique users on June 25, signaling that despite the global pandemic buyers are ready to make a purchase.”

Clearly, buyers are capitalizing on today’s low rates.  As shown in the chart below, the average monthly mortgage payment decreases significantly when rates are as low as they are today.

Consumer Financial Protection Bureau (CFPB)

Did you know that data shows mortgage shopping can lead to an improved mortgage rate or solution? Before you make an offer on a home, check out the CFPB’s guide for owning a home, including resources on preparing to home shop and exploring loan choices. The CFPB also has a loan estimate explainer to help you navigate estimates from different lenders.

While down payment programs vary greatly by state and community, there are some universal steps that will help you stay on track if a homeownership program is part of your home financing plan.  Let’s look at how it worked for one Florida buyer highlighted in Business Insider.

One buyer’s story

Willy Harris, 24, and his girlfriend used a Florida first-time homebuyer program to purchase a $204,000 new construction home in Jacksonville, FL. The program allows first-time homebuyers within the qualified income and purchase-price limits to receive up to $15,000 in secondary financing toward down payment and closing costs.  If the homebuyer lives in the home for five years, the secondary loan is forgiven. Harris used an FHA home loan that required a 3% down payment.

They put down a $1,000 deposit to reserve the lot, while the grant covered their $7,750 closing costs and $6,150 down payment.  The remaining amount of the grant went toward the principal of the home loan.  Because they put 3% down, they also paid a monthly mortgage insurance premium of $109.  Their first mortgage payment is currently $1,503 a month.

Harris recommends setting up a budget and savings plan and researching programs that can give you a boost.

 There are four elements to a quality listing. At the top of the list is Access, followed by Condition, Financing, and Price. There are many levels of access you can provide to your agent to be able to show your home.

Here are five levels of access you can provide to a buyer, each with a brief description:

  • Lockbox on the Door – This allows buyers the ability to see the home as soon as they are aware of the listing, or at their convenience.
  • Providing a Key to the Home – Although the buyer’s agent may need to stop by an office to pick up the key, there is a little delay in being able to show the home.
  • Open Access with a Phone Call – The seller allows showing with just a phone call’s notice.
  • By Appointment Only – Example: 48-hour notice. Many buyers who are relocating for a new career or promotion start working in that area prior to purchasing their home. They often like to take advantage of free time during business hours (such as their lunch break) to view potential homes. Because of this, they may not be able to plan their availability far in advance or may be unable to wait 48 hours to see the house.
  • Limited Access – Example: the home is only available for a couple of hours a day. This is the most difficult way to be able to show your house to potential buyers.

In a competitive marketplace, access can make or break your ability to get the price you are looking for, or even sell your house at all.

 

What Is the Probability That Home Values Sink?

There was not one state that even had a moderate probability of home prices lowering. In fact, 34 of the 50 states had a minimal probability.

Millennial Buying Power Poised to Boost Home Ownership

In a recent article by Realtor Magazine, Mark Fleming, Chief Economist of First American Financial Corporation, notes,

“The largest group of Millennials by birth year will turn 30 in 2020, which puts them entering their prime home buying years”.

The article continues to describe how Millennials have more buying-power than the generations that preceded them, making their interest in embracing home ownership stronger than ever,

“Millennials—the most educated generation—have the highest incomes across their generational cohorts, even when salaries are adjusted for inflation.”

This combination of power and desire has the potential to drive positive growth in the home ownership rate heading into the near future. According to Fleming,

‘“The gap between the potential and actual home ownership in 2018 narrowed slightly as the growth in home ownership modestly exceeded the increase in potential demand,” he says, citing First American’s Home ownership Progress Index.

“Lower rates are certainly making it more affordable to buy homes and millennial buyers are entering the market with increasing force. These positive demand drivers, which are occurring against a backdrop of persistent shortages in housing stock, are the major drivers for higher home prices, which will likely continue to rise for the foreseeable future.”

With millennials aging-up into mortgage-ready and home-buying territory, along with their strong buying interest and buying power, this generation is poised and ready to have positive impact on home ownership rates across the country.
